Company reports ₹2,000 crore in Q1 pre-sales, while Tonino Lamborghini-branded Gurugram project achieves over 300 bookings in its first phase

Signatureglobal (India) Limited remains confident of achieving its FY27 business guidance, targeting pre-sales of ₹10,000 crore and new project launches worth ₹15,000 crore, supported by sustained housing demand, premiumisation and a robust development pipeline in Gurugram and the wider Delhi-NCR region.
Speaking during the company’s Q1 FY27 earnings conference call, Pradeep Kumar Aggarwal, Chairman and Whole-Time Director, said the company had made a strong start to the financial year, with steady operational progress, healthy demand across projects, improved sales realisations and continued momentum in its core market.
During the first quarter, Signature Global achieved pre-sales of approximately ₹2,000 crore, representing around 20% of its full-year target of ₹10,000 crore. The company expects to maintain this momentum through planned launches in the third and fourth quarters, including another project launch around Diwali.
“We stay confident of achieving about ₹100 billion of pre-sales for the current year,” the management said, highlighting the company’s launch pipeline and the traditionally strong performance of the third quarter in North India.
Tonino Lamborghini Project Records Strong Response
A key highlight of the quarter was the launch of the company’s premium residential project in collaboration with lifestyle brand Tonino Lamborghini in Sector 71, Gurugram, along the Southern Peripheral Road.
Spread across more than 12 acres, the project has a super built-up area exceeding 2 million square feet and a gross development value (GDV) of more than ₹4,000 crore. The company launched the project at a price slightly above ₹22,000 per square foot, marking its highest-ever launch price.
Of the more than 800 units planned, approximately 400 units were offered during the first phase, of which over 300 units were sold.
Aggarwal said the response was encouraging, particularly given the macroeconomic uncertainties and geopolitical developments during the quarter.
“We launched the project at the highest-ever price we have achieved, which is a little above ₹22,000 a foot, hence taking the GDV value in excess of ₹4,000 crores,” he said.
The company’s entry into branded residences reflects its strategy of diversifying its offerings towards premium and experience-led housing. Management noted that the strong response to the initial phase reinforced its confidence in the segment and its alignment with evolving homebuyer aspirations.
Sales Realisation Crosses ₹17,000 per Square Foot
Signature Global recorded an average sales realisation exceeding ₹17,000 per square foot during Q1 FY27, compared with slightly over ₹15,000 per square foot for the full previous financial year.
According to the management, the improvement was primarily driven by premium project launches during the quarter, alongside broader price appreciation in Gurugram’s residential market.
The company believes that demand continues to outpace supply in key parts of Gurugram, supporting higher selling prices and encouraging developers to offer better-quality residential products.
Aggarwal attributed the market’s performance partly to the limited supply created between 2014 and 2022, which left a gap that developers are now addressing through a steady pipeline of new projects.
He also highlighted the role of infrastructure development in strengthening the region’s residential appeal. The approval of Phase 2 of the metro development was cited as a potential game changer for Gurugram, alongside other improvements in city-level infrastructure.
According to a report by Cushman & Wakefield cited by the company, Delhi-NCR recorded 18,470 residential unit launches during the first half of 2026, a 10% year-on-year increase. Gurugram accounted for 74% of luxury housing launches in the region, while average launch prices across Delhi-NCR increased 24% year-on-year in Q2 2026.
₹15,000 Crore Launch Guidance Maintained
The company reiterated its target of launching projects with a combined GDV of ₹15,000 crore during FY27. Several launches are planned for the third and fourth quarters, supported by its existing development pipeline.
Over the previous eight to nine quarters, Signature Global has launched residential projects across different categories and locations in Gurugram. These include large townships spanning approximately 125 acres and 140 acres, as well as group housing developments such as De Luxe DXP, Titanium, Cloverdale, Twin Towers and the Tonino Lamborghini-branded project.
Since February 2024, when it launched De Luxe DXP, the company has introduced projects covering approximately 23 million square feet, with a combined GDV of ₹33,400 crore.
Management emphasised that these developments are active projects under construction rather than land parcels intended for development several years later, positioning the portfolio to contribute to future cash flows and revenue recognition.
The company also has a forthcoming portfolio of approximately 17 million square feet. This includes 5 million square feet of commercial development associated with its partnership with RMZ Group, announced in March, and another 12 million square feet of projects planned for launch during the current and following financial years.
Collections and Project Completions to Support Revenue
Signature Global collected approximately ₹670 crore during Q1 FY27. Management expects collections to increase significantly over the remainder of the year as projects reach key construction milestones and scheduled completions.
The company anticipates completing projects worth more than ₹5,000 crore during FY27 and recognising revenue of approximately ₹5,000 crore.
It has delivered around 19 million square feet of development to date, with a further 9 million square feet in its completion pipeline. Management indicated that a substantial portion of this remaining area is expected to be completed over the next four to five quarters, with average completion timelines of approximately two to three quarters for much of the portfolio.
The company expects the completion of historical projects to support revenue recognition and profitability during the current financial year.
Management also noted that revenue reported in Q1 did not fully reflect the company’s current sales profile. The average realisation of inventory completed during the quarter was below ₹6,000 per square foot, compared with current sales realisations exceeding ₹17,000 per square foot.
As more recent projects reach completion, the company expects the difference between historical inventory realisations and current selling prices to become more visible in its financial performance.
Strong Balance Sheet Supports Expansion Plans
Signature Global reported cash and bank balances of approximately ₹2,500 crore, while net debt remained below ₹390 crore, reflecting a relatively low level of net debt.
The company is actively pursuing new business development opportunities in its core markets and other locations beyond Delhi-NCR. Management expects to add a significant amount of land to its portfolio during the year, although such expansion could result in a moderate increase in net debt.
The company also reported progress in completing affordable housing projects, with most remaining completions expected over the next couple of quarters.
Aggarwal said the company remained comfortable with its overall business guidance, supported by steady project execution, timely completions, planned launches and expected improvement in collections.
Positive Outlook for Gurugram and Delhi-NCR
Looking ahead, Signature Global remains optimistic about the long-term prospects of the housing sector, particularly in Gurugram and the wider Delhi-NCR region.
The company believes sustained infrastructure development, urbanisation, supportive government policies and rising demand for quality homes will continue to support organised residential real estate developers.
Management also highlighted a recent central advisory directing state RERA authorities to grant a four-month extension to eligible projects affected by the Middle East conflict, viewing it as an example of a proactive policy approach.
Signature Global said its priorities would remain timely project delivery, customer certainty, financial discipline and sustainable growth, while continuing to expand its residential portfolio and explore premium and commercial development opportunities.
